Terms & Conditions

We may allow pets to accompany guests on a limited and individual basis. Pets must not be allowed on the furniture and must be crated or on a leash at all times while on the property. Pets must not be allowed to be disruptive to the quiet enjoyment of other individuals or destructive to Bed and Breakfast property. Owners are responsible for any messes. We will provide cleaning supplies.
An additional pet accommodation fee of $35.00 will be added to the daily room charge payable in advance to guests' arrival. 

Children: We accept children of all ages, however parents or guardians must supervise minors at all times. Please be courteous and understand that some of our guests are seeking respite from all their stresses, including work, home AND children. An additional person fee of $29.00 will be added to the parents' daily room charge for each child under the age of 18. This is to cover meal, set-up, laundry and labor costs. Anyone aged 18 and over is considered an adult and must have a room of their own. 

When pricing our rooms, we presume up to 2 occupants per room. However, some of our rooms are large enough to accommodate one of our twin-size air beds or the futon bed/sofa we keep in the recreation room. Alternatively, any of our airbeds could be set up in the recreation room along with the futon. Quiet times and other policies are enforced throughout the whole house, and parents will be held responsible if the children do not adhere to this. Please call to let us know your requirements at least 10 days before your arrival. 

Cancellation Policy: We recognize unforeseeable events occasionally arise that make it necessary to re-schedule or cancel reservations. Since we are a small bed and breakfast, cancellations affect us dramatically; however, we will do our best to accommodate our guests in these situations without imposing financial strain on our business. 

If a customer cancels 10 days or less prior to the date of check-in, the customer will be charged for each reserved night and room that Riverwood at Lake Roosevelt cannot re-book. Riverwood will make every effort to re-book the room so the customer can avoid this charge. If Riverwood must discount the room to book it, then the customer who canceled will have to pay the difference. We will charge “no-shows” the full amount of their reservation.

**Events, special weekends, and holidays may require a special cancellation policy, as described below.

Special Cancellation Policy: Our cancellation policy may change at any time for any reason, at the innkeepers’ discretion. Typically, our cancellation policy will only change for special promotions, holidays weekends, or other special events. We always include your cancellation policy in your written confirmation. The policy described in your written confirmation will always supersede the standard cancellation described above. 

Damages: Any damage to our property or the neighboring properties committed by guests, their pets, or their children, will be added to the room bill and charged to the responsible party. Responsible party will be considered as the name on the Credit Card or guest name(s) on the reservation. No exceptions.

Please use alcohol and/or other legal substances responsibly and in moderation. Owners reserve the right to ask guests to leave the premises who are in violation of this policy. No refunds will be issued in these instances.

If any of the above outlined policies are violated, the guest will be asked to leave the premises immediately with no refund or rain check issued.
